This project is a Joint Venture with Orbit Homes, with TCM providing a multi-discipline, full service, Development Management role.

TCM identified the opportunity, progressed all of the due diligence, including environmental and archaeology. We also provided detailed appraisals, dealt with valuations and cost reports. Part of our role included procurement and administration of all construction contracts and services, weekly reporting to Orbit Homes regarding both construction progress and financial performance.

St Anne’s is being constructed using a modern panelised method of construction (MMC) called Vision Built.

Works commenced in January 2015 with enabling works to complete the remediation of the site.  Following completion of the enabling works, TCM managed the extensive eight-month archaeological investigation of the site.  The site is of significant archaeological interest being the site of one of Norwich’s four priories.  The main construction works commenced in April 2016 with the delivery of the main piling, substructure, drainage and RC podium works.  During this phase, TCM acted both as Project and Construction Managers delivering circa £6m of construction works.

Once the podium works were complete the first 247 apartments, comprising 10 individual apartment blocks built from the podium structure were commenced in June 2017 with the first units due to be handed over in January 2019.  The remaining 190 units are due to commence in early 2019 and be complete by January 2021.

The development comprises 437 new homes, 305 undercroft car parking spaces and over 22,500 sq ft of commercial space with a GDV of £86m.

TCM is providing a full-service Development Manager functions, which includes both Project and Construction Management.

The project has a GDV of £9m and will provide 37 residential apartments, 43 surface parking spaces and 6,900 sq ft of retail accommodation.

The site was acquired in 2015. TCM progressed the acquisition, viability and planning and then delivered all pre-construction, procurement and delivery. This project was constructed using Vision Built.

A development of 37 residential properties, 32 private and 5 affordable. TCM provided a Development Management service. We successfully integrated 22 traditionally build units with 15 Vision Built units, managing construction programmes. Project GDV was £10.3m and was delivered on time and on budget.

The new clubhouse facility is part of an overall project worth £4.5m set within 28 acres of sports pitches. The building incorporates eight changing rooms, three function rooms, 2 bars and a commercial kitchen, as well as office and storage space. The structure is a hybrid of masonry, steel frame and SIPS panels, providing robust ground floor facilities and expansive first-floor function space. The build took 11 months and was completed in October 2018.

Details: Designed by Brewster Bye Architects with interiors by Yoo (Philippe Stark). This is a scheme where we took an existing consent and re-worked the scheme to enhance the aesthetics, increase the number of apartments, add and extra floor, reduce the Section 106 conditions and take £6m off the build cost to take an unviable scheme and make it viable.

Details: 32 storey tower designed by Aedas Architects.  The residential apartments occupied the top 20 floors and are considered the best apartment scheme in Leeds. At the time of construction it was the tallest building in the North of England before being surpassed by the Beetham Tower in Manchester.

Details: 17 storey refurbishment of Leeds’ most unattractive building. Planning restrictions by the local authority meant the original structure had to be retained and re-clad which limited the work that could be done to enhance the aesthetic but the high ceilings made for very attractive internal apartment spaces.
